The 3-Bar T makes interesting use of site by forming two courtyards to each side of a central living space. The house opens up to the courtyards becoming 2-sided, closing off its entry facade and opening to the landscape on the other. The house is perfectly matched for use on a site with a beach or large opening acreage to take advantage of this feature. With four full-sized bedrooms, the design is the most economical of the modern modular houses for larger families or as a duplex.

The Offset T is among the boldest of The Modern Modular Typologies. The house is made up of two perpendicular axes of public and private that meet at a central circulatory kitchen space. At the center of the house is a living / dining / kitchen unit which embeds itself within a two story bar containing four bedrooms. The second story opens up at its center to a large multi-use outdoor terrace. Opposite the second floor bedrooms sits an enclosed sleeping porch, opening up to the terrace.
